What Is Roof Maintenance?
Roof Maintenance is the regular scheduling of tasks to keep a roof in a watertight condition. RM programs will protect the longevity of the roof. Roof Maintenance items include inspecting and cleaning the roofing substrates, gutters and drains, sealing through roof penetrations, checking for open seams, wall flashings, support blocks and scuppers. It is the continued maintenance of these items that will keep your building watertight and extend the roof’s expected service life. Roof Maintenance includes the maintenance and repairs of other rooftop components as well. Some of the other maintenance and repair of the rooftop components will include sealing HVAC ductwork, exposed wood components, and skylights.

What We Do
We use a software program called “Micro Roofer”, created by the US Army Corp of Engineers. After the roof is inspected and evaluated. The information is processed by the Micro Roofer program and a list of needed repairs is put together. The required repairs are prioritized based on which repair items will have the most positive affect on your building's roof. These repair items are identified on the roof plan, along with digital photos. Each repair item listed will have a detailed explanation and specification of what is needed to correct the defect.
Pre-qualified roofing contractors will give you an initial repair quote to fix all the problem roof items. CRC monitors the repairs, and ensure the repairs are completed to specifications. All repairs will be noted on as-built drawings, along with photos of the repairs, creating a roof history file to monitor and track your roof's condition and will be maintained in a database.
CRC will make annual visits and monitor the roof conditions. This program is also a component of the CRC Roof Asset Management Program and Warranty Protection Plan.
