The CRC "Roof Asset Management Program" will benchmark your current facility roofing inventory and will provide you with a clear view of its current condition. Roofs are surveyed and documented to create a current condition database. The Roof Asset Database contains information on each roof’s history, including the type of roof system, insulation type, substrate type, manufacturer information, warranty status, past performance and current conditions in both a written and photo survey documented report. CRC uses a software program developed and written by the U.S. Army Corp of Engineers called "Micro Roofer" to create the database and maintain and anaylsis the data and create reports.
Roof plans, either existing or newly generated, with roof top details and photos, and installation specifications along with warranty documents are archived in a library either in both paper and digital form.
Once the facility’s roofing inventory is benchmarked, any number of management tools can be provided. In-depth short- and long-term budgeting for repairs, maintenance, and roof replacement, plus life-cycle cost analysis and other financial decision making tools.. A combination of immediate repairs and the development of a maintenance program is the system that will benefit the owner the most.
Roof Asset Management has a higher initial cost than a basic roof system maintenance program, but provides more information and better control over roofing assets. Once the information is collected the owner is able to make better decisions and make more complete budget forecasts. One of the most important parts of a roof asset management program is turning the data into repairs and maintenance that will lead to fewer problems and longer roof system service life and over all lower cost due to the expected saving from a longer roofing service life.
